Having your home sit on the market "unsold" for months on end can be an extremel frustrating situation. The agent you choose to sell your home, must have an agressive Guaranteed Marketing Strategy in place to be successful at selling your home! 

What I've found through out the years is that the typical agent's idea of servicing their listings include;

  • entering the listing into the local MLS, 

  • throwing a sign in your yard,

  • running a few classified ads in the local paper,

  • holding a couple of open houses,

  • and adding a listing to their broker's website. 

So their marketing strategy might consist of approximately 5 tactics. Five tactics any real estate agent worth their real estate license would tell you... do not sell homes! But it's unreasonable to think that you would know this. It's sort of an industry secret. So secret in fact, that most of the average agents out there don't even realize it. This is proven by the old 90/10 rule... where 10% of the agents do 90% of the business!

You have to understand that there is a lot more to selling a home than just plunking a sign in your lawn, placing an ad in the local paper, turning the listing into the Multiple Listing Service, holding a open house, and then waiting to see what happens...

And While It's A Tragic Mistake, This Is Exactly What Most Agents Do...

Most agents don't know any better! This “conventional“ method of selling is what they've been taught... in many cases, it's all they've been taught.

The truth of the matter is most real estate agents are very well educated in the rigors and fundamentals of “real estate“ but are totally ignorant when it comes to marketing. And marketing is what gets a home sold!

Marketing is what will get your home sold for the most amount of money, in the quickest amount of time, and with the least amount of hassle.

The two most obvious marketing tools, open houses and ads in the Homes Magazine, are very ineffective. Surprisingly, less than 1% of all homes sold are sold as a result of an open house. Agents use them to attract future prospects, not to sell your house!

Advertising in newspapers and magazines sell only 3% of all homes sold. Some ads are better than others, (click here to learn more about our direct response advertising). You need to spend your advertising dollar on effective marketing. To find out what is effective, you need to understand the philosophy of advertising and then you need to test your ads. Test the publication, test the placement, test the text, test the pictures and then quantify the results into a coherent marketing strategy.
